PROVIDENCE – A proposal to design and construct a new apartment building over a parking lot on Canal Street downtown is in the hands of a new developer and Providence-based architect, DBVW Architects.
The property owner had initially proposed an 11-story building at the site, 169 Canal St. That original design has been scrapped and the new construction is now envisioned as a 13-story apartment building.
The site is bounded by Throop, Canal and Elizabeth streets, and two existing buildings that front on North Main Street. It looks over the river at One Citizens Plaza.
The revised development proposal will come before the city’s Downtown Design Review Committee for an initial hearing on Monday. It is being pursued by Vision Properties, of Conshohocken, Penn.
The conceptual design prepared by DBVW and submitted to the city for the Canal Street Apartments would include a café and fitness center at ground level. Each floor of residential apartments would include 13 studio units, with square footage as small as 304 square feet, as well as larger one- and two-bedroom units.
The storage area in the basement would include a bicycle storage room for up to 95 bikes.
The property is owned by MSI Holdings, LLC. The registered agent for the company is David C. Tapalian.
