BOSTON – Single-family home sales in Bristol County, Mass. rose 5 percent in July compared with the same period last year while prices remained flat, The Warren Group said Wednesday.
There were 274 Bristol County houses sold in July, up from 261 in July 2011, the real estate data firm said.
The median sale price in July was $226,000, an increase of less than one percent from the $225,000 median price last July.
Bristol County sales lagged the rest of Massachusetts, where statewide year-over-year sales jumped 27 percent, the highest July volume since 2005.
The statewide median sale price inched up 1 percent in July to $318,000 from $315,000 in July 2011.
“There are a lot of good signs pointing toward a real estate recovery,” said The Warren Group Editorial Director Cory S. Hopkins. “But, we are comparing sales to a very depressed market last summer, so it’s important to step back and realign expectations.”
In other areas of the market, there were 44 condominiums sold in Bristol County during July, an increase of one sale from last July. The median condominium sale price of $167,000 rose 1 percent from last July, when it was $165,000.
Statewide, condominium sales jumped 34 percent and the median sale price fell to $295,000 from $296,000 last year.
