Mass. home sales rise 30.8% in February

BOSTON – Single-family home sales climbed nearly 31 percent in February, to 2,868 compared with 2,192 in February 2015, but the median sale price declined 4.3 percent to $299,000 over the same period, The Warren Group said Tuesday.
For the first two months of the year, sales increased 27.8 percent with 6,294 homes sold compared with 4,925 sold during the same time last year.
“With a mild winter behind us and the spring market beginning to heat up, the year is off to a very strong start,” Timothy M. Warren Jr., CEO of The Warren Group, said in a statement.
Condominium sales rose 22.9 percent in February, with 1,150 sold compared with 936 sold a year ago, marking the 10th consecutive month of increases in condo sales, according to The Warren Group. Year-to-date, condo sales increased by 26.1 percent to 2,480 condos sold compared with 1,967 during the first two months of 2015.
The median condo price dipped 3.9 percent to $275,250 compared with $286,500 a year ago.
“Though fairly moderate, the drops in median sale prices for both single-family homes and condos bring welcome relief as the state struggles with high housing costs,” Warren said.
In Bristol County, single-family home and condo sales reflected the statewide pattern, posting increases of 52 percent and 41 percent, respectively. However, unlike the rest of the state, the median price for single-family homes and condos increased, 2 percent and 17 percent, The Warren Group said.

Bristol County single-family home sales totaled 229 in February compared with 151 a year ago, while the median sale price rose to $249,900 from $245,000. Condo sales totaled 55 from 39, and the median price increased to $185,000 from $158,000.
