Single-family home sales rise in February in Mass.

BOSTON – Single-family home sales rose nearly 4 percent in February compared with February 2014, according to The Warren Group, publisher of Banker & Tradesman.
There were 2,166 single-family homes sold statewide in February, compared with 2,083 during the prior-year period.
The median sales price of a single-family home in Massachusetts in February increased 8.2 percent to $310,000 from $286,500 last year, representing the fifth consecutive month that median prices have increased.
“Single-family home sales picked up in February after a slow start in January,” Cassidy Murphy, editorial director of The Warren Group, said in a statement. “With both sales and prices on the rise, we expect this trend to continue as the snow melts and buyers and sellers start to get motivated to make deals.”

Condominium sales for the month fell 1.3 percent with 935 condos sold compared with 947 sold in February 2014, marking the fourth consecutive month of decreases in condominium sales.

The median condominium sale price in the Bay State climbed 2 percent to $286,000 compared with $281,000 in the same month last year.

Sales of single-family homes in Bristol County failed to reflect the statewide trend, instead decreasing 16 percent, to 151 in February from 180 in February 2014. Last month, the median sales price increased 5 percent, however, to $245,000, compared with $233,250 in February 2014.
Condominium sales increased nearly 9 percent in February in Bristol County compared with a year ago, to 39 from 36. The median sales price also increased to $158,000, nearly 4 percent more than last February’s median sales price of $152,250.
