Bristol County, Mass., home prices rise 12.7% Y/Y in Nov.

PROVIDENCE – The median sale price of a single-family home in Bristol County, Mass., increased 12.7% year over year in November to $365,000, The Warren Group said on Tuesday.

The median price of a single-family home in Massachusetts at that time was $460,000, a rise of 17.6% from one year prior.

“The frenzy for single-family homes in Massachusetts showed no sign of slowing down in November,” said Timothy Warren Jr., CEO of The Warren Group. “Normally, the number of closed sales slows down in the fourth quarter of the year. This year, November sales exceeded June sales. The pandemic has shifted sales from the second quarter to later in the year. Sales in vacation communities such as Nantucket and Martha’s Vineyard are especially strong, while sales in Suffolk county fell by 11%. Buyers are taking advantage of rock-bottom interest rates and the ability to work from home to set their sights on communities further and further from their offices, now that community is less of a factor for many prospective buyers.”

There were 469 single-family home sales in Bristol County, Mass., in November, an increase of 15.2% from November 2019.

There were 97 condominium sales in the county in November, a rise from 83 one year prior. The median sale price increased 64.4% in that time to $234,000, lower than the state median sale price of $410,000.

“The condo market also saw healthy gains in November, but not on the same level of single-family homes,” Warren said. “The median price of condos in Suffolk and Middlesex counties actually fell in November.”
