
PROVIDENCE – A New York developer who hopes to build a residential apartment tower overlooking the Providence River has filed an application with the city that would allow him to build a true skyscraper.
The Fane Organization seeks a new zoning sub-district that would allow a building as tall as 600 feet on the proposed site, twice what is now allowed in the downtown areas designated for the tallest city buildings.

A spokesman for the developer said information on the specific height of the new design was not available.
For comparison sake, the Industrial Trust tower, also known as the “Superman Building,” is 428 feet tall. The Textron building is 311 feet.
A revised design for the Fane Organization’s luxury tower is expected to be revealed at the Providence City Plan Commission on Wednesday.

The project seeks a new subdistrict in the downtown zoning district to allow construction of a building of up to 600 feet, as well as a revision to an existing ordinance that would allow the city to waive a requirement that the height and massing of a new building “relate” to adjoining buildings.
If the City Plan Commission agrees, the city’s Downtown Design Review Committee could waive that regulation, according to the request.
The CPC meeting is scheduled for 4:45 p.m. on April 25.

By all accounts this seems to be a very exciting project for the City of Providence and the entire State of RI.
If this is approved it will encourage other developers to come forward with additional projects for the area and finally move us forward! Let’s make it happen…..additional jobs and taxes for Providence and the State certainly they both need it badly. Next we need something done about the “Superman building” either get it redeveloped or tear it down once and for all ….it is a disgrace to the City of Providence to have a vacant building of that size sitting vacant for so many years….embarrassing to say the least!!
The City and 195 Commission should let Fane build all three of his towers. Providence needs to a larger tax base to be self-sustaining, and the extra residents will add to the culture of downtown. It has already come so far in the last five years, and this will take it to the next level. Other developers will follow with more projects once its clear that Providence has embraced vertical living and higher density. The City needs to do a better job embracing developers of condominiums to ease the housing crisis, there is no inventory in Providence and people are choosing to move away because they can’t find decent housing to purchase. Build more condos, not just apartments. The City needs more homeowners.
I agree with both your comments. I just recently relocated to Providence from NYC. Bought a place in the Jewerly District. I love it and really like the progress is going on.
