Five Questions With: James DeRentis

Residential Properties Ltd. has begun marketing the Kettle Point condominium development in East Providence, the first new residential construction on the city’s waterfront. James DeRentis, a sales associate who joined Residential Properties in 2009 after a long career in financial services, is the listing agent. He spoke to the Providence Business News about the Churchill & Banks development.

DERENTIS: There are 34 units in the Kettle Point condominium project, first phase, now for sale. They are fairly customizable, [from] 1,750 square feet with three bedrooms and a den, up to 3,500 square feet with four bedrooms. There are two styles. “Waterside,” the larger units, are closest to the water. Most of them have direct water views. Each has a first-floor master suite. A lower level can be finished out, which is an option. Of those units, three are under contract. We’re doing our first open house this weekend, Saturday and Sunday, 11 a.m. to 3 p.m. both days.

PBN: Why is this development unusual?

DERENTIS: This is the first new waterfront development in East Providence, and the city has been trying to redevelop that waterfront property for 15 years. Most of it had been owned by the oil companies. They were all brownfield sites. It’s been cleaned and remediated to a residential standard.

PBN: How much interest have you seen in the properties?

DERENTIS: We’re getting regular calls daily. Most of the clientele have been downsizers, mostly from the East Bay, with some Barrington folks and some from the East Side [of Providence] as well.

PBN: Beyond the individual units, what are the amenities?

DERENTIS: Kettle Point itself is going to have a dock. It’s going to be more of a fishing, kayaking, canoeing pier. It’s not something you can tether a motor boat to. But if you want to kayak or canoe, you certainly can do it. There will be two parkways, or greenways, that go down to the water.

PBN: What are the price ranges for the units?

DERENTIS: The townhouse units, the smaller units, start at $479,000. Those will go up to $559,000. The first units will be available in September. In Waterside, the larger units, those start at $609,000 and will go up to $679,000.
