Heritage Building sells for $6.5M

PROVIDENCE – The commercial property at 321 South Main St., Providence, known as the Heritage Building, was sold for $6.5 million, according to Mott & Chace Sotheby’s International Realty Thursday.

The sellers were represented by Karl Sherry and Matt Fair of Hayes & Sherry, a Cushman & Wakefield Alliance member. The buyer, 321 SMS Partners LLC, was represented by Michael J. Sweeney, sales associate, Mott & Chace.

The building on the East Side of Providence is “set for a major renovation,” according to Sweeney. The building is currently home for several law offices, among other businesses.

The five-story building was listed at more than 63,000 square feet and has 85 underground parking spaces.

By the time of publication, the company had not said whether current tenants are expected to remain in the building.

“I am pleased to have been able to represent my clients and applaud their efforts in rejuvenating this space in the heart of Providence,” said Sweeney.

The building was appraised at $5.6 million in 2016. It was built in 1967.
