Historic 14-bedroom estate along Newport Cliff Walk sells for $10.8M

NEWPORT – A 14-bedroom estate known as “The Orchard,” located along the Cliff Walk recently sold for $10.8 million in the biggest residential real estate transaction for 2024 as of late August, according to Lila Delman Compass, which represented the buyer in this transaction. 

The 180 Narragansett Ave. property, which also contains 13 full bathrooms and 4 half-bathrooms, contains more than 20,000 square feet of living space, according to Lila Delman Compass, in its recent announcement of the sale, which cited records for record home sales maintained by the R.I. State-Wide Multiple Listing Service.

The Newport estate features the largest private heated saltwater swimming pool in Rhode Island, along with a separate lap pool, hot tub and an indoor swimming pool, according to Lila Delman Compass. The inground saltwater pool spans 3,560-square-feet, according to the city’s online property tax evaluation database. 

The property was originally built in 1873, but it was restored through renovations in 2019, according to the real estate firm.

The property is surrounded by gilded iron fencing and gates, opening up to a road leading to the mansion, carriage house and gardens, according to Lila Delman Compass. The grounds also features rare specimen trees, a garden statuary, a historic Florentine bronze and marble fountain, and a “meditation stone Labyrinth,” according to the real estate firm. 

The oceanside mansion features dentil molding, custom paneling, marble floors, handcrafted mahogany doors, Baccarat crystal chandeliers and four marble fireplaces, the real estate firm said. The mansion is composed of yellow Milwaukee brick and Ohio limestone, standing on 4.75 acres of land along the Cliff Walk. 

The home features heated garages and a property manager’s office, according to Lila Delman Compass. The property also includes a 325-square-foot greenhouse constructed in 2001, according to the city’s online property tax evaluation database. 

Separate from the mansion, the carriage house includes two self-contained apartments, according to Lila Delman Compass. 

“The Orchard” estate was most recently valued by Newport assessors in fiscal year 2024 as being worth a total of $6.46 million, according to the city’s online property tax evaluation database. Of that total assessed value, $2.07 million was attributed to the 4.75 acres of land that makes up the property, while 4,274,500 was attributed to the house, according to the online database. 

Kara Malkovich, of the Lila Delman Compass Newport office, represented the buyer in this transaction. Stacie Mills and Mary Waddington, of Vanderbilt International Properties, represented the seller. 

According to the warranty deed, a public record of the transaction, “The Orchard” was sold by Vanderbilt Holdings LLC, a limited liability company based in Newport that is affiliated with Mills. The 180 Narragansett Ave. property was purchased by Belmont Carriage House LLC, a foreign limited liability company, based at an office in Flowood, Miss., according to the warranty deed.
