Hope Village mixed-use property sells for $1.83M

PROVIDENCE – A mixed-use property housing longtime Hope Village businesses and five residential apartments on the city’s East Side recently sold for $1.83 million, according to Residential Properties Ltd., which represented the seller in the transaction.

The property at 756-758 Hope St. and 50 Glendale Ave. consists of two buildings on a single parcel totaling approximately 7,000 square feet, according to Residential Properties. Built in 1930, the property occupies a prominent corner at the intersection of Hope Street and Glendale Avenue in the Hope Village commercial district, according to the real estate firm.

The mixed-use property includes two ground-floor commercial spaces occupied by Stock Culinary Goods and Ivy Tavern, along with five one-bedroom apartments in the adjoining residential building at 50 Glendale Ave., according to Residential Properties. The retail spaces are leased under triple-net agreements, while the residential units have been recently renovated, creating a combination of commercial and residential rental income, the real estate firm said.

The property is located within walking distance of Blackstone Boulevard and is surrounded by restaurants, cafes, bakeries and locally owned retailers that serve the Hope Village, Wayland Square, College Hill and Blackstone neighborhoods. Hope Street is one of Providence’s most established neighborhood commercial corridors, combining retail storefronts with apartments and multifamily housing.

According to the Providence property assessor’s database, the property contains approximately 6,780 square feet of above-grade space and was most recently assessed at $1.23 million for the 2026 tax year.

Stephen Gaskin, of Residential Properties, represented the seller in the transaction. The buyer was represented by Lee Kennon, of Red Tree Ocean State.

According to the warranty deed, a public record of the sale, the property was sold by K&M Investments LLC, a North Kingstown-based limited liability company. The property was purchased by Duke ZC LLC, a Somerville, Mass.-based limited liability company.
