Mass. home sales in Nov. reach all-time high

BOSTON – There were 5,124 Massachusetts single-family home sales in November, the most such transactions on record for the month, according to the Warren Group.

The record-setting sales represented a 1.2 percent year-over-year increase for the month. Year to date, single-family home sales in the Bay State have increased 0.4 percent.

The median single-family home price in the Bay State in November was $369,000, 5.7 percent higher than one year prior.

“Despite decades of data points showing a significant slowdown in real estate transactions during the fall and winter months, the Massachusetts housing marketing continues to perform at an impressive rate,” said Cassidy Murphy, editorial and media relations director of The Warren Group in a statement. “As we’ve seen in previous months, the state’s unique dynamic between supply and demand continues to push prices to record highs.”

Condominium sales totaled 2,152 for the month, a 9.5 percent year-over-year increase for November, while year to date, condo sales have grown 4.3 percent to 22,965. The median sale price of condos rose 4.8 percent in the 12 months through November to $351,025.

The residential market in Bristol County, Mass., exhibited similar strength. Single-family home sales increased 15.9 percent over the year in November to 459, while year-to-date sales have increased 2.6 percent to 4,663. The median home price has gaineed 7.1 percent to $300,000.

Condo sales were flat for the month compared with the year earlier, although through the first 11 months of the year they saw a 4.7 percent gain to 894. The median sale price for a condominium in Bristol County in November was $209,000, a 0.5 percent drop over the year.
