Multiunit residential property in Providence sells for $1.3M

PROVIDENCE – A six-unit residential property on the city’s West Side recently sold for $1.3 million, according to Residential Properties Ltd., which represented the seller in the deal.

The 146-150 Carpenter St. property includes three buildings: a two-story Greek revival home, including two one-bedroom units; a three-story Italianate-style apartment building with three three-bedroom units; and a single-family, colonial-style home in the rear of the 0.2-acre lot.

The Italianate house at 150 Carpenter St. also features a newly updated, renovated basement space, and the Greek revival at 140 Carpenter St. was restored into apartments several years ago.

“All three properties have new mechanicals, modern wiring and updated plumbing,” Residential Properties said in its announcement of the sale.

The three homes and the land they are built on are considered separate by the city, whose assessors most recently valued the 146 Carpenter St. Greek revival in fiscal year 2022 as being worth $524,000, according to the Providence property tax evaluation database. The 150 Carpenter St. building and land was valued at $737,300, according to the database, while information about the assessed property value of 148 Carpenter St. was not immediately available.

The Carpenter Street property was sold by Maipco LLC, a limited liability company based in Jamestown, according to the warranty deed, a public record documenting the sale.

The home was bought by Eliane Investments LLC, a Providence-based limited liability company, according to the warranty deed.

Residential Property’s associate broker Jane Driver was the listing agent, representing the seller in the deal, the firm said.
