Newport’s Commodore William Edgar House sells for $3.5M

PROVIDENCE – A two-unit building, located at 25 Old Beach Road, Newport, was sold for $3.53 million, the highest price of a multifamily home in Newport this year, according to Lila Delman Real Estate Tuesday.

The home, called the Commodore William Edgar House, was built in 1885, designed by the architectural firm McKim, Mead & White.

Combined, the two units contain of 13,682 square feet of livable space. One unit includes six bedrooms and comprises 9,182 square feet, while the other is a four-bedroom unit made up of 4,500 square feet. The two units have separate courtyards and parking areas. The two units combine for seven full baths and four half-baths.

The property features a salt-water pool.

The property was owned by Jason Edinburgh and Julie Edinburgh, who bought the property in 2007 for $3.5 million. The property was last assessed at $3.6 million in 2018.

The property was designated a multifamily home in 2017 at the same time that the property was divided into two lots, the 1.1-acre property sold by Lila Delamn Real Estate, and another 0.9-acre lot that was assessed at $432,100 in 2018.

The sellers were represented by Kendra Toppa, Lila Delman’s Newport sales manager, and Melanie Delman, the deceased former president of Lila Delman Real Estate. The buyers were represented by Stacie Mills of Vanderbilt International Properties.

A representative from Lila Delman said that the buyers indicated that they will be using the residence as a family vacation compound.

The buyers were identified in property records as Sunnyside Estate LLC.
