PROVIDENCE – The City Plan Commission has approved a master plan that would allow the subdivision of the Beresford-Nicholson Estate on Blackstone Boulevard, according to a city planning official.

The plan, subject to several conditions, would allow the developer to create up to 10 house lots on the 3-acre site.

According to Robert Azar, deputy director of planning, conditions imposed by the commission require the developer to explore preserving as many trees as possible, minimize the penetration of the walls on Blackstone and Slater Avenue, and have the public works department review proposed entrances for driveways.

The commission met to discuss and vote on the project on Tuesday.

The Bilotti Group and Nicholson 2018 LLC, owner of the estate, have proposed to raze several structures on the site, including a house built in 1910, to make room for new development.
