Providence home sells for $2M, highest condo sale ever on East Side

PROVIDENCE – A 4,000-square-foot condo unit located within a brick building on the East Side of Providence recently sold for $2 million, according to Mott & Chace Sotheby’s International Realty, which represented the buyers in this transaction.

The sale of this 317 Wayland Ave., Unit 317, condo marked the most expensive condo sale to ever take place on the city’s East Side, and it was the biggest condo sale citywide since 2009, according to Mott & Chace, citing records kept by the Rhode Island Statewide Multiple Listing Service.

The condo unit contains four bedrooms, three full bathrooms and one half-bathroom.

The renovated townhouse in the Wayland Square neighborhood features period details from when the building was constructed in 1900, including 9-foot beamed ceilings, custom moldings and the original hardwood floors, according to Mott & Chace.

The 2½-story condo unit includes a newly renovated kitchen with high-end appliances, including a six-burner Wolf stove, along with quartz countertops, custom cabinetry and a walk-in pantry.

The living room features a tiled and wood-frame gas fireplace, and the home includes a separate family room with built-in storage and another tiled fireplace, according to Mott & Chace. There’s also a new powder room under the staircase.

The primary suite on the second floor features a primary suite with a new dressing room and a new renovated bathroom with a soaking tub, a large stall shower and two separate vanities, the real estate firm said.

The reconfigured third level of the home contains a skylit bedroom and adjoining sitting room, with an additional bedroom, new skylit bathroom and several closets, according to Mott & Chace. The condo also comes with a finished lower level with an entertainment area and built-in bar and access to a private lower patio area.

The condo comes with a private outdoor patio area, with a garden and pergola, the real estate firm said. The home also comes with an 800-square-foot, two-car wood-frame garage.

The condo unit was most recently valued by Providence property assessors in fiscal 2024 as being worth $1.29 million, according to the city’s online property tax evaluation database.

The buyer was represented by Judy Chace, broker and co-owner at Mott & Chace, along with Erin Marsh, sales associate for Mott & Chace. Chace called this condo unit a “gem on the East Side” due to its location, historic details and modern amenities.

The sellers were represented by Gerri Schiffman, of Residential Properties Ltd.

According to the warranty deed, a public record of the sale, the condo was sold by Howard Safran and Nancy Safran, of Providence, and it was purchased by Mark Decof, of Providence.
