PROVIDENCE – The R.I. Department of Housing announced Wednesday it closed on the purchase of the former Charlesgate Nursing Home for $6.85 million. Located on 100 Randall St. in Providence, the nearly 60-year-old building served as a 120-bed nursing home until it closed in May 2023. Several entities, including Amos House – which the R.I. Department of Housing funds, have been leasing the property to offer temporary housing and services. “Our administration is committed to growing housing capacity in Rhode Island – from emergency shelters to affordable and workforce housing,” said Gov. Daniel J. McKee. “Our purchase of 100 Randall Street means we will be able to better manage emergency sheltering and reduce costs in the long term.” State leaders plan to continue using the facility as an emergency shelter. “Amos House is grateful for the state’s investment in the purchase of 100 Randall St., as it will allow us to continue to provide vital services to unhoused families,” said Eileen Hayes, CEO of Amos House. “We need short-term emergency shelter, as well as long-term permanent housing solutions to address the current housing crisis, and this is an important step moving forward. I am sure that the families and children currently residing at the family shelter can rest well tonight knowing that they have a safe place to sleep over the foreseeable future.” The purchase is funded through Rhode Island’s fiscal year 2024 Homelessness Infrastructure appropriation from McKee’s budget. “Rhode Island is in the midst of a severe housing crisis,” House Speaker K. Joseph Shekarchi and Senate President Dominick J. Ruggerio said in a joint statement. “We are pleased these resources are being deployed to ensure that some of the most vulnerable Rhode Islanders have the housing stabilization services they need, particularly as the colder winter months are fast approaching.” Dan Connors, the state’s interim secretary of housing, said the purchase not only allows the state to meet immediate shelter needs, but boosts the ability to find long-term solutions for those facing homelessness. “We look forward to seeing the positive impact this facility will have on our efforts to ensure that everyone has a safe and secure place to call home,” Connors said. The state has been trying to take over the facility to make it permanent housing for more than a year. In November, the Housing Department announced the purchase price to buy Charlesgate was $6.95 million. The city of Providence assessed the property at approximately $6.46 million in fiscal years 2023 and 2024. The original asking price for the property was $7.15 million. Emily Marshall, a spokesperson for the R.I. Department of Housing, said capital needs were assessed as part of the due diligence process and there were long-term improvements that need to be addressed. For short-term repairs, the seller, Davenport Associates, agreed to drop the purchase price by $100,000, as well as include a $200,000 credit in the original agreement to help with the repairs.
