
WARWICK – A single-family home at 77 Janice Road recently sold for $2.15 million, making it the second-highest single-family residential sale in the city so far this year, according to data cited by Mott & Chace Sotheby’s International Realty from the Rhode Island Statewide Multiple Listing Service.
The 3,022-square-foot home sits on 1.03 acres in the Old Buttonwoods neighborhood. Mott & Chace described the property as a single-level residence that has undergone extensive renovations, with three bedrooms and three full bathrooms.

The property includes a great room with a gas fireplace, a chef-style kitchen, an entertaining bar and a primary suite with a spa-style bathroom featuring heated tile floors, a steam shower and soaking tub, according to Mott & Chase.
The property also includes a number of outdoor amenities, Mott & Chace said. The grounds include a heated saltwater gunite pool, outdoor kitchen, fire-pit areas, cedar pergola, bocce court and landscaped grounds.
Mott & Chace also highlighted the Greenwich Bay views from portions of the property, as well as access to nearby beaches, coastal walking paths, tennis and pickleball facilities.
The home was built in 1973 and is classified as a one-story single-family residence in the Warwick property assessor’s database. The assessor lists the residence as having three bedrooms and three full bathrooms, gas forced-air heat, central air conditioning and one gas fireplace. The property also includes a two-car garage, a 528-square-foot garage area, a 204-square-foot open porch and a 562-square-foot patio, according to the assessor’s records.
The 2026 assessment places the property’s total value at $866,100, including $550,100 for the improvements and $316,000 for the land, according to the property tax assessor’s database.
Amy Doorley-Lucas of Mott & Chace represented the sellers, while Rocco Quattrocchi of Realty Quarters represented the buyers, according to Mott & Chace.
A deed documenting the sale was not immediately available through Warwick’s online property transaction database. According to the city’s online property tax assessment database, the property had been owned by the Carbone Revocable Living Trust since March 2021.
