BARRINGTON – A historic waterfront home on Mathewson Road recently sold for $3.1 million, the second-highest residential sale in the town so far this year, according to Residential Properties Ltd.
The 81 Mathewson Road property, built in 1875, contains 4,152 square feet of living space with four bedrooms, three full bathrooms and one half-bathroom. The property sits on 0.34 acres and includes a private dock, the real estate firm said.
The home features a full-length front porch, five fireplaces, hardwood floors and a custom kitchen with a built-in coffee station, along with updated bathrooms, newer windows, a recent roof, and new electrical service and main panel, according to Residential Properties. The second floor includes a primary suite with a private bathroom, two additional bedrooms and a sitting area, while the walkout lower level contains another bedroom, a sitting area and full bathroom.
The property also includes a four-car attached garage, a fenced backyard, a stone wall and landscaped grounds. Membership in the Harbors Association provides access to a secondary dinghy dock, according to the real estate firm.
The home went under agreement in six days and sold for $150,000 more than its original asking price, according to Residential Properties. The company said Rhode Island Statewide Multiple Listing Service data ranks the sale second in Barrington year to date.
The property was most recently assessed at nearly $1.83 million for the 2026 tax year, according to the Barrington property tax assessor’s database. That assessment included $930,000 in land value, $826,000 in building value and $69,000 in outbuilding value.

A warranty deed identifying the parties to the transaction was not immediately available through the Barrington Town Clerk’s online land records database. Property records show the home had been owned by Brian Murphy and Sheenagh Bodkin since late 2003.
