Watch Hill waterfront home sells for $3.52M

WESTERLY – A waterfront home on Pasadena Avenue in the town’s Watch Hill neighborhood has sold for $3.52 million, according to Residential Properties Ltd., which represented the buyer.

The 5 Pasadena Ave. property is the third-highest single-family sale in Watch Hill so far this year, according to Residential Properties, citing data from the Rhode Island Statewide Multiple Listing Service.

The Nantucket-style Cape, built in 1924, contains 3,466 square feet of living space with four bedrooms and four bathrooms, including three full bathrooms and one half-bath. The home sits on a 0.61-acre waterfront lot along the Pawcatuck River, the real estate firm said.

The home has been renovated and includes new appliances, quartzite countertops, white-oak flooring and central air conditioning, Residential Properties said. The first floor includes a primary suite with a study and access to a porch on the water-facing side of the home, the real estate firm said. The property also has a dining room, living room, family room, kitchen and additional gathering spaces.

Two additional bedrooms are located on the second floor, along with a full bathroom and storage space, according to Residential Properties. The property also includes private guest quarters and additional accommodations, the firm said, and it features a large basement with additional storage and utility space.

Outside, the property has a heated in-ground swimming pool, outdoor shower, patio and landscaped grounds, Residential Properties said. The waterfront parcel has 20 feet of frontage along the Pawcatuck River and provides access to the water, according to the firm.

According to the Westerly property assessor’s database, the property had a 2024 total assessment of $2.2 million, consisting of $732,000 in improvements and $1.5 million for the land.

Kerri Payne of Residential Properties represented the buyer in this transaction, while Robin Knisley of Mott & Chace Sotheby’s International Realty represented the seller.

According to the warranty deed, the property was sold by Timothy Curran and Amy Ericson of Sewickley, Pa., and it was purchased by Jeffrey Lubin and Nicole Lubin of Baltimore.
