
WEST WARWICK – An industrial facility on Hay Street recently sold for $1.65 million, according to Sweeney Real Estate & Appraisal, which represented the seller.
The 104 Hay St. property consists of a 34,105-square-foot industrial building with office space on 1.8 acres of land, according to Sweeney Real Estate. The property includes cold storage, nine dock-height loading doors and 20-foot ceilings.
The building was constructed in 1950 and has two stories, according to public records. The facility is a refrigeration and cold-storage property and is located in an area zoned Commercial Industrial, according to a real estate listing for the property by Sweeney Real Estate.
According to the West Warwick property assessor’s database, the property had a 2025 total assessment of $1.32 million, consisting of $380,300 for the land, $924,500 for the building and $10,600 for an outbuilding.
The property also comes with approximately 14,650 square feet of asphalt paving, according to the assessor’s database.
Kevin Casey of Sweeney Real Estate represented the seller, while Jack Silberman of Blue Star Properties represented the buyer, according to Sweeney.
According to the warranty deed, the property was sold by Hay Street Properties LLC and purchased by A&B Realty Holdings LLC, based in West Warwick.
