
A 10.2-acre site at 271 Toll Gate Road in Warwick, bordering Interstate 95, is being transformed into a 136,000-square-foot Class A office park in a project valued at $30 million.
James Peski, of Top Partners LLC said construction on Toll Gate Office Park is slated to begin this summer. The location and facility will be “just tops for medical, legal and any kind of professional,” he said, and the architecture is also unique, with two 68,000-square-foot, H-shaped buildings with three-story glass atriums.

“These are extremely attractive, hand-designed buildings,” Peskin said.
The first building will contain medical condominiums, and the second will consist primarily of general office space. Since the city gave administrative planning approval in mid-April, he said, commitments have been made on almost half of the first building for its late spring 2008 opening, he said. The buyers include an imaging center, a physical therapy center and doctors in several specialties, according to a news release on the project.
Construction of the second building is expected to begin after the first is opened, depending on pre-sales, Peskin said. The building is zoned for office use, banking, day care and some retail, and will be visible from I-95, he said, adding that there’s “the possibility of a large user having signage with Route 95 visibility.”
“We’re just starting to market the general office space now,” he said. “We’ve already reserved some, but we’re starting to gear toward that now.” CPA firms, law firms and financial planners already have shown strong interest, according to the release.
The buildings are close to the new Kent County Courthouse, and Peskin said “you could literally walk to Kent Hospital.” It’s that “fabulous location,” he added, that has made it possible to commit so much space so quickly.
A general contractor has been selected, Peskin said, though he wouldn’t say who until a contract is signed. Architectural and mechanical plans are currently being drawn and will be submitted to the city’s building inspector in the next 30 days, he said.
The project is three and a half years in the making, after a controversy with the City of Warwick, the news release said. The developer had tried unsuccessfully to secure residential zoning to build condominiums on the site starting four years ago. Recently, Peskin said, “We decided it was already zoned for offices, so let’s go for offices.”
