Waterfront cottage with 10 bedrooms in Jamestown sells for $7M

JAMESTOWN – A 6,500-square-foot summer cottage that contains 10 bedrooms and seven bathrooms, with exclusive rights to a neighboring waterfront beach, recently sold for $7 million, according to Lila Delman Compass, which represented the seller in this transaction.

The 121 Walcott Ave. home comes with an adjoining 39,000-square-foot lot and deeded rights to a neighboring private beach, pavilion and pier on the waterfront, the real estate firm said.

The sale of the waterfront cottage represented the most expensive home sale in Jamestown for 2024 as of early September, and it was the fifth-highest sale to ever take place in Jamestown, according to Lila Delman Compass, citing records kept by the Rhode Island Statewide Multiple Listing Service.

The home, custom-built in 1920, was designed by Charles L. Bevins, an architect who designed many of Jamestown’s summer cottages in the late 19th century, according to Lila Delman Compass.

The three-level home features a large, finished porch, amounting to nearly 2,000 square feet of living space, according to the town’s online property tax evaluation database. There’s also another 370-square-foot wooden deck, and a 200-square-foot patio area, according to the database.

The home was most recently valued by Jamestown property assessors in fiscal 2024 as being worth a total of $2.87 million, according to the database. Of that amount, $1.56 million was attributed to the 0.91 acres of land on the property.

Cynthia Moretti, of Lila Delman Compass’ Jamestown office, represented the seller. She said the home was owned for 54 years by the same family.

Stacie Mills and Mary Waddington, of Vanderbilt International Properties, represented the buyer.

According to the executrix deed, a public record of the sale, the home was sold by the Allegra family. It was purchased by 121 Walcott Avenue LLC, a limited liability company established in Rhode Island by Paul Shiverick, of Palm Beach, Fla., according to the warranty deed and articles of organization filed with the R.I. Office of the Secretary of State.
