PROVIDENCE – A commercial property at 310 Reservoir Ave., occupied by Anchor Recovery Community Center, sold for $990,000, according to Sweeney Real Estate & Appraisal, which represented the seller in the transaction.

The property consists of a 6,720-square-foot office building on 24,250 square feet of land. The one-story building, constructed in 1970, includes private offices, a reception area and a conference room, according to the real estate firm.

The property also has more than 33 parking spaces and more than 170 feet of frontage along Reservoir Avenue, with access to Route 10 and nearby Interstate 95, according to Sweeney Real Estate. The property is zoned C-2, according to the real estate firm.

The building is home to Anchor Recovery Community Center, a recovery-support facility operated by The Providence Center as part of Care New England Health System. Anchor describes the location as a safe, substance-free community center for people in recovery and their families, offering support services with the help of peer recovery specialists with lived experience in recovery. The center’s peer-support model is considered distinct from clinical treatment, instead offering assistance to people as they navigate treatment and other resources.

Anchor Recovery’s Providence location has operated at 310 Reservoir Ave. since 2020, according to the organization’s website. Anchor’s original location was in downtown Pawtucket, established by The Providence Center in December of 2010. In December of 2018, Anchor moved to a temporary location inside the Jim Gillen Teen Center at 1280 North Main St. in Providence, before ultimately moving to the Reservoir Ave. location.

The Providence property assessor’s database lists the property’s 2026 assessed value at $640,200, including $392,800 for the land, $229,500 for the building and $17,900 for outbuildings. The assessor’s records list the building as an office building with 6,720 square feet of above-grade space and a 0.56-acre lot.

Jay Kern of Sweeney Real Estate represented the seller, Point S. Corp., according to the company. The property was purchased by Julie Cheng of Cranston, according to the warranty deed.
