NEWPORT – An estate on Castle Hill recently sold for $7.1 million, according to Mott & Chace Sotheby’s International Realty, which represented the buyer.

The 41 Castle Hill Ave. property, known as Castleberry, is a shingle-style single-family home built in 2003, according to Mott & Chace. The home contains 8,614 square feet of above-ground living space, with five bedrooms and nine bathrooms, including seven full bathrooms and two half-baths. The property sits on a 0.99-acre lot, the real estate firm said.
The home’s first floor includes a family room with a fireplace, great room, kitchen and formal dining room, Mott & Chace said. The second floor includes the primary bedroom, additional bedrooms and a laundry room, while the lower level has a media room with a wet bar, exercise room and utility room. The home also has an elevator and four fireplaces.
The property includes an in-ground pool, attached two-car garage and eight total parking spaces, according to Mott & Chace. The home also has multiple balconies and an 18-by-18-foot observation room on the top floor, according to the real estate firm. Membership in the Castle Hill Neighborhood Association provides private beach access, the real estate firm said.
According to the Newport property assessor’s database, the property had a 2026 total assessment of $9.77 million, consisting of $4.09 million for the land, $5.6 million for the building and $78,000 for an outbuilding.
Alexandra Thursby of Mott & Chace represented the buyers, while Kate Leonard of Lila Delman Compass represented the sellers, according to Mott & Chace.
According to the warranty deed, the property was sold by Jan Prenoveau of Harwinton, Conn., and was purchased by One S’More House LLC, a Louisiana limited liability company.
