BOSTON – Sales of Massachusetts single-family homes increased 7 percent in July from a year earlier, according to The Warren Group.
In July, 3,847 homes were sold, up from the 3,590 sold in the same month last year, reversing a trend of five consecutive months of year-over-year decreases.

“While it’s encouraging to see sales rise in July, we’re comparing statistics to a very rough month of July last year,” said Banker & Tradesman Managing Editor Cory S. Hopkins. “The expiration of the homebuyer tax credits hurt sales volume a year ago, which is skewing the actual picture of the market now.”
For the year to date, 20,893 homes have sold in Massachusetts, down 16 percent for the same period in 2010.
The median price of single-family homes slipped slightly to $317,500 in July from $320,000 a year earlier. The median price has stayed above the $300,000 mark for more than three months, The Warren Group said.
For condominiums, sales dropped nearly 2 percent in July from a year earlier to 1,454. The median sales price, nevertheless, increased 4 percent from a year earlier to $298,000.
Looking at Bristol County, Mass., single-family home sales plunged 20.78 percent in July from a year earlier to 202 sales from 255 sales. Meanwhile, the median sales prices edged upward 1.60 percent to $238,750 from $235,000 a year earlier.
