Bristol County, Mass., median Oct. home price hits $320K

PROVIDENCE – The median price of a single-family home in Bristol County, Mass., was $320,000 in October, a 3.2% increase year over year, The Warren Group said on Tuesday.

The median price of a single-family home in Massachusetts was $388,000, a 3.5% rise year over year, while the median price of a single-family home in Rhode Island in October increased 5.7% year over year to $287,225.

“And so, the record-setting continues,” said Timothy Warren Jr., CEO of The Warren Group. “The median single-family home price has reached new highs every month so far this year, and I fully expect this streak to continue for the remainder of 2019. The trend is a gradual increase in median price compared with the same month in the prior year.”

Total sales in Bristol County, Mass., declined 10.7% year over year to 418 sales. Statewide sales increased 0.8% year over year to 5,224. Rhode Island sales increased 3.5% year over year in October to 1,004 sales.

Condominium sales in the county increased 9.1% year over year to 96 sales. The median sale price declined 5.6% in that time to $220,000. Statewide, condo sales in Massachusetts increased 10.6% year over year to 2,119, while the median sale price jumped 11.1% to $370,000.

“The condo market has been red hot so far this year, and October was no exception,” Warren said. “Sales totaling 2,119 transactions marked the most condos sold in the month of October since 2006.”

The median price of a condo in Rhode Island was $243,000 for the month, a 23.3% increase over the year. Sales totaled 193, a 10.2% decline in that time.
