Median price of Bristol County, Mass., home increases to $335K in June

PROVIDENCE – There were 493 single-family homes sold in Bristol County, Mass., in June, a 3.7% decline year over year. The median price of those homes was $335,000, an 8.1% increase from June 2018, according to the Warren Group Wednesday.

The median price of a single-family home in Massachusetts was 429,000 in June, a 2.1% increase year over year. Total sales declines 9.6% over the year to 6,523.

“The lack of supply in the Massachusetts housing market and its impact on prices has never been more evident,” said Timothy Warren Jr., CEO of The Warren Group. “Last month, I observed that a lack of new listings on the market would continue to add upward pressure to single-family home prices. This appears to have played out and could continue to do so during the remainder of the summer.”

In comparison, the median price of a single-family home in June in Rhode Island was $299,500 in June, a 3.3% increase year over year. There were 1,130 sales in the Ocean State in June, a 5.1% decline year over year.

Condominiums in Bristol County, Mass., sold for a median price of $235,000 in June, which represented a 2.2% increase from one year prior. There were 79 sales in the month, a decline from 123 sales in June 2018.

The median price of a condo in all of Massachusetts was significantly higher at $420,000, a 9.1% increase year over year. There were a total of 2,620 condo sales statewide, an 11.8% decline year over year.

In Rhode Island, condo sales totaled 255 for the month, a 12.3% increase year over year while the median price increased 3.5% to $238,000.
