Single-family home prices in Bristol, Mass., increase in March

BOSTON – The price of a single-family home in Bristol County, Mass., increased 5.3 percent year over year in March to $285,000 from $270,699 in March 2017, according to the Warren Group Wednesday.

There were 322 single-family home sales in the county in March, a 1.8 percent decline year over year. Year to date, sales have decline 6.3 percent to 827.

Condominium sales in Bristol County totaled 76 in March, a decline from 91 one year prior. The median price of a condo in the area also declined year over year to $172,000 from $186,000. The number of condos sold through the first three months of the year has fallen 11.8 percent to 164.

In total, there were 3,632 single-family home sales in Massachusetts in March, an 8 percent decline from March 2017. The median price of single-family homes in the Bay State increased 5.4 percent to $354,000 from $335,750 year over year. Year-to-date sales totaled 9,832, compared with 10,220 sales year to date in March 2017.

“Although year-to-date single-family homes sales have dipped slightly from where they were at this time last year, the median sale price continues to increase at an impressive rate,” said Timothy Warren, CEO of The Warren Group. “The most recent gain marks 24 straight months of year-over-year median home price gains, and even though we should see an increase in inventory on the market in the coming months, there’s no sign that price gains will slow down.”

Condominium sales in Massachusetts totaled 1,854 sales in March, nearly the same as March 2017. However, the median price of a condo in March increased 20.1 percent year over year to $389,000 from $354,000. For the first quarter condo sales increased 0.2 percent to 4,458, while the median sale price increased 13.4 percent to $362,873.
