SMITHFIELD – A vintage heavy-duty vehicle restoration company recently leased 7,200 square feet of industrial space at 27 Appian Way, according to Sweeney Real Estate & Appraisal, which represented the property owner.

Jackson Caffrey of Sweeney Real Estate facilitated the lease and represented the property owner, GRAZ LLC, which has owned the site since 2004, according to the brokerage and public records.
The lease covers warehouse space at the property, which includes five drive-in doors, 14-foot ceilings and 625 square feet of office space on a 2.26-acre site.
The financial terms of the lease agreement were not disclosed by Sweeney Real Estate.
Zuba Brothers Antique Trucks is known for displaying its restored vehicles at regional events connected to the preservation of trucking history and the old-truck hobby, according to information provided by Sweeney Real Estate.
The company’s new space provides the type of industrial setting suited to a collection of large commercial vehicles, with its five grade-level drive-in doors providing direct access to the warehouse. The property also has 14-foot clear heights and dedicated office space, according to commercial real estate listings.
The property is part of Stillwater Industrial Park in Smithfield’s Greenville neighborhood. The building was constructed in 2006 and is zoned for industrial use. The building has a steel frame, metal roof and prefabricated metal exterior, with finished concrete floors and gas-fired heat.
The assessor’s database lists a 2026 total assessment of $624,500, including $230,500 attributed to the land. A 2025 assessment also totaled $624,500, with $394,000 attributed to improvements.
