BOSTON – Single-family home sales in Massachusetts in June fell 4.9 percent to 4,436, according to data released today by The Warren Group, a Boston-based real estate tracker.
But in Bristol County, last month’s sales rose 2.8 percent from 320 to 329 homes.

The median price of statewide sales declined from $329,000 to $302,500, an 8.1 percent drop from June 2008. The median price in Bristol County showed a lesser drop – 3.85 percent – and fell from $260,000 to $250,000.
“Even though sales and prices are still sliding, June delivered the smallest year-over-year drop that we’ve seen so far in 2009,” CEO Timothy M. Warren Jr. said in a statement today. “This is good news. In fact, the declines in the number of sales and median price for single-family homes were in the single digits, a vast improvement over the declines we saw earlier in the year.”
Massachusetts single-family home sales in May had declined 13.2 percent and hit a 20-year low. In April, sales had dropped 14.5 percent year over year.
Warren added, “The median price in June exceeded $300,000 for the first time since last August. It is good to see this trend toward moderation in June, historically the strongest month of the year for real estate closings.”
Last month, condominium sales in the Bay State dropped 16.1 percent year over year, falling from 2,285 to 1,916 sales. The median price of those sales fell to $278,624 from $295,500, representing a 5.7 percent drop.
