Built in 2006, Charlestown home with rooftop deck sells for $3.95M

CHARLESTOWN – A 3,300-square-foot home with a rooftop deck overlooking the water recently sold for $3.95 million, making this the second-highest residential property sale in Charlestown for 2024, according to Mott & Chace Sotheby’s International Realty, which represented the buyers in this deal.

The 59 Ninigret Ave. home contains four bedrooms, three full bathrooms and one half-bathroom, according to Mott & Chace, which cited records kept by the Rhode Island Statewide Multiple Listing Service to declare this the second-biggest home sale in Charlestown for 2024 as of early October.

The home, custom built in 2006 near Quonochontaug Beach, features four levels of living space, according to Mott & Chace, with an open floor plan.

The main level of the beach house features a kitchen with high-end appliances, and the floor features cypress ceilings, according to the listing by Lila Delman Compass, which represented the sellers. The kitchen also features 0.25-inch sawn oak flooring, an island space and built-in storage spaces, according to Lila Delman Compass.

The coast can be seen from the primary bedroom on the upper level of the home, Lila Delman Compass said. This floor also features another bedroom matching the size of the primary suite, the real estate firm said.

A third bedroom contains built-in bunk beds, and it shares a bathroom with the fourth bedroom, the real estate firm said.

On the third level of the home, there is a full wet bar, opening to the rooftop deck, made with Ipe wood, according to Lila Delman Compass. And on the basement level of the home, there is a recreational room and a walkout to a blue stone patio in the backyard, according to the real estate firm.

The home was most recently valued by Charlestown assessors in 2023 as being worth a total of $2.33 million, according to the town’s online property tax evaluation database. Of that total, $1.49 million was attributed to the property’s 0.21 acres of land, with the rest of the value coming from the 18-year-old house.

The buyers were represented by Desa Buffum, broker associate for Mott & Chace, while the sellers were represented by Lori Joyal, of Lila Delman Compass.

According to the statutory form warranty deed, a public record of the sale, the home was sold by Jannine Leshem, of Simsbury, Conn., and it was purchased by Michael DeSantis and Caitlin DeSantis, of Palm Beach, Fla.
