Historic Newport mansion perched on Cliff Walk sells for $9.4M

NEWPORT – The Honeysuckle Lodge, one of Newport’s notable historic Cliff Walk mansions, has sold for nearly $9.5 million.

The selling agent, Gustave White Sotheby’s International Realty, announced the sale Monday. The property, located at 225 Ruggles Ave., netted $9,391,635 in the transaction.

Co-owner/broker Paul A. Leys of Gustave White Sotheby’s International Realty represented the seller, while agent Kimberly Doherty of Lila Delman Compass represented the buyer.

It marks the highest sale for a residential property in Newport County, and the third-highest in the state, this year.

The 10,530-square-foot mansion has 10 bedrooms and 9 1/2 bathrooms. Built in 1890, it was designed by architects Peabody and Stearns and contains more than 2 acres of Olmsted-designed grounds with sweeping lawns.

The gated compound property has been maintained and updated over the years with many recent upgrades, including a new kitchen and a pool. It boasts a separate 4,000-square-foot carriage house with two apartments, a greenhouse and a garage.

The mansion was listed for $12.9 million on Sept. 9, 2019, and relisted with a price change to $10.9 million on Feb. 28, 2020. The total assessment of the property in 2020 was $6.9 million. The property taxes in 2020 were $70,645.
