WALTHAM, Mass. – Sales of single-family homes in Massachusetts fell 6 percent in April compared to last year, with a shortage of available homes impacting sales, according to the Massachusetts Association of Realtors.

Sales have dropped in eight out of the past 12 months in the Bay State, according to the group’s data.

In April, 3,107 single-family houses sold, compared with 3,301 a year ago. The median price increased by 2.3 percent, to $326,500, the association reported.

Condominium sales fell in volume and price. The number of closings fell by 12.6 percent in April, while the median price fell by 4.4 percent, to $305,000.

In a release, the association attributed the trends to a shortage of inventory.

“A shortage of homes for sale has forced closed sales down in April,” said President Corinne Fitzgerald. “As the spring market progresses, we’re starting to see more homes come on the market and if this trend continues, we should see a very active summer.”
