Providence metro HPI continues to rise in April

PROVIDENCE – The Providence metro area’s house pricing index rose 5.5 percent year over year in April, according to Black Knight Financial Services, a real estate focused data and analytics company.

The HPI for the Providence metro in April was $272,000, 12.3 percent lower than its peak in September 2005. The Providence metro April HPI increased 1.2 percent from March.

The Boston metro area HPI peaked in April at $450,000, a 7.4 percent increase year over year, and 1.5 percent higher than in March.

Bellingham, Wash., Carson City, Nev., and Seattle tied for the largest month-to-month percent HPI increase in the nation with a 2.3 percent gain.

Tuscaloosa, Ala., saw the largest month-to-month decline, with a 5.5 percent fall of the HPI.

According to the report, the national HPI, which was $275,000 in April, was the highest it has ever been. National HPI in April was 6.6 percent higher year over year.

The Black Knight HPI utilizes repeat sales data from public records as well as from its loan-level mortgage performance data to capture home price data from both disclosure and non-disclosure states.
