
PROVIDENCE – The median price of single-family home in Bristol County, Mass., sold in February was $368,000, a rise of 16.1% year over year, according to The Warren Group Thursday.
Single-family homes in Massachusetts sold for a median price of $445,000 for the month, a rise of 17.1% from one year prior.

“The high level of demand paired with a shrinking inventory has added significant upward pressure on the median single-family home price, which has now been above $400,000 for over a year,” said Tim Warren, CEO of The Warren Group. “Whether you’re a first-time homebuyer, a retiree looking to downsize, or looking to your ‘forever’ home, good luck, because the competition is fierce, and prices reflect that.”
Home sales in the county totaled 275, a rise from 246 in February 2020.
Condominiums in Bristol County, Mass., sold for a median price of $259,000 in February, a rise of 20.5% year over year, and lower than the statewide median price of $419,000.
County condo sales in February totaled 53, a decline from 67 one year prior.
Massachusetts condo sales increased 3.9% year over year to 1,459. The median price of a condo sold for the month was $419,000, a rise of 4.8% year over year.
“The condo market saw moderate gains in February compared to single-family homes, but we could be in for a surprise in the coming months,” Warren said. “With stage four of Gov. Charlie Baker’s reopening plan scheduled for March 22, the Red Sox, Celtics, and Bruins starting to allow fans back into games, and almost a million people vaccinated against COVID-19, a return to normalcy in major metro areas is on the horizon, which will make condos much more appealing to buyers again.”
