VISION 3 ARCHITECTS IMPROVES CURB APPEAL FOR LEASE SPACE

A renovation may look like a crazy thing to do in a bad economy. Money is tight, sales are not what they used to be, so why renovate? Anyone who is a serious business owner understands that the storefront is often the key to attracting customers and tenants. A renovation is an investment which adds value to the property and to the prospective prosperity of the business. Renovating an older building can revitalize an entire commercial area, not to mention the immediate area of the business itself. This gives the property instant curb appeal that will attract more tenants because the building stands out from others.

INSIGHT occupies the ground floor of the building at 43 Jefferson Blvd., Warwick, RI, and leases out 9,500 s.f. of office space on the second floor to generate income for the agency’s programs and upkeep of the building but has been experiencing high vacancy rates. Investments in renovations help make a better first impression and results in faster lease opportunities. The building lacked aesthetic distinction and character but Vision 3 added visual interest and improved access to the property to benefit INSIGHT’s potential for future tenant income.

Vision 3 Architects has designed exterior and interior renovations to the building. Case Construction is the contractor on this project. INSIGHT Executive Director Christopher Butler says “it has been challenging to lease the space to a new tenant over the past few years due to a down economy, a poor parking plan in the front of the building, and a lack of curb appeal from Jefferson Boulevard.” Vision 3 has helped to solve INSIGHT’s issues by designing a new façade, improving aesthetic appearance from the street, improving handicap access and creating a new parking plan. Vision 3 designed interior renovations making spaces more functional and code compliant. The project will be completed in spring 2013. INSIGHT has already received many inquiries during construction.
