
PROVIDENCE – A former carriage house in the College Hill area of Providence, with a completely unfinished interior that’s been stripped down to the studs, recently sold for $1.02 million, according to city property records.
The two-story, brick building at 107 Benevolent St. was listed by Mott & Chace Sotheby’s International Realty, which called it a “design opportunity” and a rare gem in the Brown University neighborhood, according to Zillow.

The 4,400-square-foot building was originally constructed in 1890 as stables for the Lippitt House, the historic home of then-Gov. Henry Lippitt, an Italianate mansion at 199 Hope St. that’s now designated as a National Historic Landmark and maintained by the state as a house museum.
While the property needs to be redeveloped, listing agents said it provides space for a large foyer at the entryway, with a seamless square open space that can be customized by the new owner. The property features the original staircase, exposed beams, a second-floor fireplace, space for several bedrooms and skylight windows in the ceiling, the listing states.
The property also comes with a 10,000-square-foot, fenced-in backyard, along with a three-car garage, according to the listing.
The building and the lot were most recently valued by Providence assessors in fiscal year 2022 as being worth $1.04 million, according to the city’s online property tax evaluation database.
The property was sold by Toby Peters to Francesco Scotti, according to a copy of the warranty deed, a public record documenting the sale.
The buyer in the deal was represented by Rachel Wills, of Peter M. Scotti & Associates Inc., according to the Zillow page for the property.
