PROVIDENCE – The second phase of Rooms & Works, a shared live-work space located in a renovated mill on the West End, received approval this week for $1 million in Rebuild Rhode Island tax credits.
In addition to the tax credits, the project put forward by Sprague Street Owner LLC will receive an exemption from the 7 percent Rhode Island sales tax and use tax on materials used in construction, which are valued at $150,000.

The $7.2 million project is a second phase to the recently completed Rooms & Works, a 40-unit live-work development located in the former Mechanical Fabric Co. complex. The second phase would include 34,000 square feet in three vacant buildings on Sprague Street, repurposing them into 25 apartments, including 12 live-work units, six office units covering 3,000 square feet and a 4,000-square-foot space to be used for microbrewing, distilling or coffee roasting.
The commercial facility would be operated by FoodWorks Providence in collaboration with a Providence-based microbrewery, according to the application materials.
