Single-story condo in Historic Hill District of Newport sells for $1.2M

NEWPORT – A 2,025-square-foot condominium in the city’s Historic Hill District was sold recently for $1.2 million, according to real estate firm Compass, which represented the seller in the deal.

The condo at 27 High St., Unit 2, contains three bedrooms and three bathrooms, occupying a single level of the Kay Hall Loft, the real estate firm said.

The home features recessed lighting fixtures and a “wall of windows,” allowing for lots of natural light to spill throughout the home, according to Compass’ description of the property. The home also features pinewood flooring and a gas fireplace, the firm said.

The condominium was constructed in 2018 as part of the Kay Hall Lofts project, which transformed the former Trinity Church Guild Hall and Parish House at 27 High St. into a multi-unit residential complex. The residential renovation took place after the church had stood vacant since the 1970s.

The condo building also includes an elevator, a video intercom system, an underground parking garage and additional storage space in the lower level.

The condo unit was most recently assessed by the city in fiscal 2022 to be worth $662,700, according to Newport’s online property tax evaluation database.

The condo unit was sold by Kathleen Bernard, as trustee of The C’Estlavie, according to the condominium deed, a public record documenting the property sale. The home was bought by Sabine Feldmann, according to the deed.

Kevin Fox was the selling agent for Compass representing the seller, according to the firm, and the buyer was represented by The Chad Kritzas Team of HomeSmart Professionals.
